The real estate agent industry (also known as realtors) has been around since the early 1900’s. The industry was created to help land buyers find land owners nationally, across the country on the MLS system. However, it is exclusive and limits the amount options you may have on the marketplace based on the geographic and state rules which agents are required to abide by.
As a land investor, we have the right and ability to advertise property which Tis Dirt owns free and clear. What this means for you, is that we can bring property to market faster, in lesser known areas so that way you can benefit from speed to market prices (often times much lower than fair market value).

Because we own the property, we can make the rules and lower the overall cost and price of the property to a much more reasonable and attainable price than traditional real estate. Think of like a car dealership. The car dealership owns the cars. Real estate agents are more like rental agencies (Hertz, Enterprise, etc.). Because they don’t own the property, they really can’t help or negotiate the final price you’re going to pay for the property. And if owner financing isn’t available, well – that’s just it.

There are 3 contracts which secure the land to you or your designated representative and legally obligates Tis Dirt to fulfilling on the binding agreement. The Land Contract, Purchase Agreement and Promissory note (for owner financed deals sales only) outline the specific performance expectations and obligations of Tis Dirt to you, protecting you and your investment.

First, you find land that you want. Once you’ve decided on a property, you’ll make the down payment and doc fee. After that, you’ll receive the three contracts through DocuSign to review and countersign. Your first payment is due within 30 days.
For cash deals where you pay the total price up-front, you’ll wire funds directly to us at Tis Dirt and we’ll draft the deed, send it to you for review and start the conveyance process – sometimes within 24 hours but not longer than 72 hours. Depending on the speed and availability of online recording, you could have title to your new property in as little as 24 hours.

Yes! We encourage early pay-off’s as we want you to own and enjoy your property! We do not charge fees, hidden costs. Paying it off early is a great way to save!
